The incumbent is responsible for site candidate identification within assigned search areas consistent with the criteria established by American Tower and its customers. The Site Acquisition Specialist is responsible for identifying collocation opportunities, filing zoning applications and helping obtain zoning approvals, obtaining required zoning documentation, attending zoning hearings and representing the company at such hearings, filing and taking the steps necessary to obtain building permits, and any additional functions as required by the project manager. RequirementsESSENTIAL FUNCTIONS:* Exercise discretion and help locate collocation candidates within a defined search area.* Use judgment to identify land/properties, negotiate, and secure telecom cell site locations.* Conduct Initial Zoning Analysis as part of SCIP package* Determine property ownership* Assemble and submit site candidate packages in accordance with established timelines* Responsible for negotiating any/all easements and agreements with landlords as necessary to secure ATC and/or client-qualified sites* Schedule, coordinate, and manage Caravans, Tech Team visits, and deployment calls* Secure landowner consent as required for pre-construction activities and/or zoning through executed lease agreements* Determines zoning constraints as part of SCIP package* Secures property rights by having landlord execute necessary agreements* Locate number and client specific criteria of candidates in search area* Prepares site sketch and site directions* Reviews title report for ownership, encumbrances, easements, etc. and notifies teammates of results* Supply documentation (MLAs, construction drawings, existing easements,covenances) for all site candidates* Evaluate site’s ability to be constructed within client parameters* File zoning applications* Attend zoning meetings as the company’s representative as needed,* File and obtain building permitsOTHER:· Provide testimony at public hearings as needed· Other duties as assignedQUALIFICATIONS:· Excellent organizational skills· Detail-oriented, excellent interpersonal and verbal communication skills· Excellent negotiation skills· Ability to exercise sound independent judgment· Ability to prioritize activities in accordance with project timelines· Proven experience leasing at least 25 sites in short period of time (collos and ground builds)· Excellent customer service skills· Safe driving record· Must have valid driver's license· Must provide own transportation· Must be able to walk across undeveloped land· Must be able to travel unassisted· Must be able to travel extensively by car/truck· Ability to read mapsEDUCATION AND EXPERIENCE:· College degree or equivalent work experience preferred· Real estate sales experience preferred· Real estate license preferred· 2-4 years of Industry experienceENVIRONMENT:Approximately 25% performed in climate-controlled internal office environment working under normal office conditions. Approximately 75% travel throughout market will be required in support of the position’s responsibilities.While performing the duties of this job, the employee is regularly required to sit, stand, walk, use hands and finger to feel and handle, reach with arms and hands, talk, and hear.
